If you plan to become a tenant, Make sure to take photos before & after you vacate the place.When we first moved into... a unit in greystanes, the place was left in an unhygienic state.We were not reimbursed for the costs of cleaning products including a key that we had to cut to open the main gate to the apartment (receipts were kept).Many emails were sent regarding a few things that needed to be done to the place such as vents needed to be cleaned and the aircon needed maintenance.On the day we moved out, maintenance showed up to fix the aircon. After the final inspection report was completed, mentions of pest control amongst other issues were brought up, yet these were all present issues we were already dealing with living at this premises.Whilst I do appreciate receiving my bond. I Would not recommend their services to anyone.read more

We were accused of causing damage that pre-existed the lease including a claim that the place needed "re-cleaning". We... challenged their claims with photo evidence and they immediately backed off those claims, except for some minor paint damage that we caused and gave them $100 for. A bizarre end to an otherwise pleasant lease.Some general advice: Immediately after your lease is finished, login to Rental Bonds Online and claim the amount of your bond you believe you are entitled to (using the details emailed to you at the start of your lease, key word search "RBO"). In our case, they tried to negotiate AFTER claiming their desired amount on RBO first. Dimitri!Our property’s market value is at the bottom end of the scale, however, Dimitri has provided us with brilliant service nevertheless! We like him for being very transparent. There was no bluffing nor exaggeration. He will tell you things as they are. Throughout the process, we were always in the loop and have always had the confidence that the decisions we made were well-informed.The work needed to get our unit ready took longer than anyone would have expected – our fault. However, Dimitri has always been very patient. Not only did he provide insights and expertise in terms of the cost/benefits of work needed, but he also helped us to find quality tradesmen at competitive prices. He helped with all the bookings and logistics, making the whole preparation period a breeze for us.He also had an honest conversation with us analysing our goal and helping us to decide the right price. I had the worst experience of staying with Open Real Estate at 160 Great Western Highway. They were not fixing urgent... repairs. They had not fixed the mould issue until I moved out of the place. On top of it, they were asking me to pay for it. They took 2 months to fix the oven. They not only, not fixed issues, but also increased the rent by 80$.
